Welcome to Central Athens and Exarchia district!

A 90 square meters apartment that was renovated and furnished in 2021.

It is located 5 minutes walking from the metro stop Omonia and the University of Athens

You are a few minutes away from the down town Athens.

It is ideal for Erasmus Students or part time working people.

It is on the 6th or 4th floor and has a nice main balcony

It has 3 bedrooms .Every bedroom is about 18 square metes and has Air condition and wi-fi up to VDSL 50 mbps and its own lock on the door

Has A double bed, desk for study or working  and lamp, closet , mirror, extra bed sheets , towels and a small balcony

You can have your privacy but you also share with the rest of 2 tenants:

a) a fully equipped kitchen with lots of space to keep separate your stuff

b) 1 bathroom with washing machine

d) 1  hall

Safety deposit for damages is paid upon arrival. Fixed price for all bills (electricity, water, internet, building) paid per month.

Air condition is both for cooling and heating

Are you looking for an economic stay in central Athens as a student?

Please respect neighbours and restrain from making (according to the law) between 15.00-17.30 and 23.00 – 07.00

What about the facilities?


1) The  building does not have central heating / cooling system. There are air conditioners for heating or cooling inside the apartment. Please clean the filters at least a month for your own health and for better performance. 

2) Before entering the apartment you pay a deposit of € 200.

We check for damage when you arrive and take photos of any problems.

In addition, you have 3 days after your arrival to indicate pre-existing damage. ( we expect to  send us a photo of any pre-existing damage)

After this period, any damage should be reported to us immediately and you should pay for its repair.

Upon your departure, we inspect the property together for damage. The safety deposit is refundable, only if no damage to the furniture and household equipment is found after final inspection.

3) The price of 95 euros (paid only in cash ) for utility bills includes , water, electricity, Internet, building expenses but with 1 important limitation

a) there is a limit to the monthly power consumption. You can consume up to 500KWH per month.

Every month we check the meter and send you a copy.

If you consume more than 500 kwh, the extra charge is 0.21 € / kwh and you pay cash directly to our partner who does the check.

If you consume less in one month, it does not mean that you can transfer the rest of the hours that you have not consumed to the next month.

You will have access to the meter so you can track your consumption.

4) The rent is prepaid for each month and is required between 1st-3rd of each month. E.g. between October 1st-3rd, the rent is paid for October.

5) The Department has legal protection insurance. For any dispute or delay in rent, there will be only communication from the legal department of the company to which any debt will be paid.

6) The structural damages of the apartment Eg. Water leakage, damaged water heater, are borne by the owner upon notice from you. The air conditioners and other house appliances (like hair dryer, water boiler, toaster,  microwave , iron, oven etc ) are delivered with recent maintenance. Any restoration of malfunction during the stay is paid by the tenant but also must be reported to us.

7) You are not allowed to invite other people to stay with you. Only the number of people that you have mention at your reservation can stay at the apartment. 

8)According to the law, you must not make any  excessive noise, between 14.30- 17.00 and 23.00-07.00

9)We have noticed that some tenants do not open windows or doors so as to allow fresh air to circulate. This results to excessive humidity and mold on the wall. Please refresh the air daily . Cleaning of mold will be charged or withhold from safety deposit .

10)Upon departure, the apartment must be in the same condition and clean as it was delivered to you . Please throw out garbage on a daily basis . Blue containers on the public street are for recycling. Grey bins are for garbage

  • The entire accommodation and its amenities are at your exclusive use!
  • Check with us special discounts we are offering depending on season, length of stay, number of kids.
  • After your booking, we are sending you an email with all the different options of reaching the accommodation and a map of the area.
  • Don’t forget to ask for airport/ port transfer (at an extra cost). It’s not a problem if you arrive or leave after midnight!
    You also have the option to arrive on your own and meet at the accommodation ( availability applies depending on the area and time of your check in ).

Payment & Cancellation Terms

  • If you want to make a reservation for any of our properties, you have to pay 20% of the total cost as a deposit.
  • This deposit is  non-refundable.
  • We accept PayPal , Bank transfer and cash. Pay Pal or Bank transfer charges are paid by the customer .
  • The pay off must be done until 30 days before your arrival via PayPal or Bank Transfer. Your reservation is automatically cancelled if we do not receive payment of the remaining amount, until 30 days before your arrival date, unless you have informed us by email that you wish to pay in cash .
  • Alternatively you can pay in cash upon arrival.
  • Alteration of  the dates of the reservation is possible, as long as there is availability for your new dates. If different pricing is applied on your new dates, we will adapt the total cost accordingly.
  • Please note that babies less than 1 year old can stay in our accommodation free of charge and in most cases we can provide you for free a baby cot. Please check with us prior to a booking , if the accommodation that you are looking for, is suitable for a baby.
  • Every kid older than 12 months is considered as an extra guest. We offer special discounts for Families with 3+ kids.
  • If extra guests (other than the one you have already paid) show up upon your arrival , they will be charged the cost of an extra guest.
  • No refunds for cancellation within the last 30 days from the date that your reservation starts.
  • If you cancel until 31 days prior to your arrival date, you will get refunded whatever amount you have already paid, but not the 20% deposit which is non-refundable.
