This 38m2 open plan studio is a perfect place for a couple but can accommodate up to 4 guests.
Open plan means there are not separate rooms, with the exception of the toilet. This studio has a double bed and a quality double sofa-bed. Moreover, there is a fully equipped kitchenette and a bathroom.
What makes this accommodation really special is its 55m2 veranda with outdoor furniture. It has a fantastic overview of Athens and the Acropolis Rock.
The studio can be accessed by elevator and stairs.

What about the facilities?
This accommodation offers all the facilities for your best experience of the Greek hospitality!
In the kitchenette, you will find everything you need to prepare your breakfast: coffee, tea, sugar, cereals, etc. Moreover, there is an electric barbeque at the veranda.
Bed linen and towels are provided for our guests. Please mention if you travel with your kid so that we can bring you a baby cot and a baby chair.
Concerning the bathroom amenities, they are all included, as well as a hairdryer. Hot water is provided 24/7, with the use of the solar heating or of the boiler. A washing machine and a clothes dryer are available for free on another floor, as well as ironing facilities.
The studio is air-conditioned with silent, inverter technology (cooling and heating) and it has a high speed (VDSL) wi-fi internet connection. Please note that illegal downloading of movies/ videos is not allowed, or you will be blocked from the internet. A TV with a home cinema and an open-air cinema are also included. Don’t hesitate to borrow a DVD from our vast collection of movies!
Parking in the area is allowed. It is free, as you can park your car in the surrounding streets.
For your own safety in case of emergency, there is a first-aid kit and a fire extinguisher in the studio. Last but not least, the accommodation is equipped with a smoke detector and a carbon monoxide detector.
And the location?
Palaio Faliro is probably the most beautiful area of Athens. The neighborhood is very quiet and safe. The bus stop is just around the corner and the tram stop is close too, so you have the opportunity to discover the real city of Athens and not just the typical touristic areas. The house is next to the city center, ideally situated between the historical centre of Athens and the port of Piraeus.
During the summertime, the coastline of the area is a very popular choice for swimming, walking and dining. The house is 15 minutes walk from the beach, the magnificent seaside walk of Palaio Faliro that extends to Piraeus (if you are a good walker) and the newly built Marina of Floisvos, where you can choose among the unique open-air cinema, cafes, bars and restaurants, while enjoying the beautiful sunset over the Castella Hill. Located next to the sea you are enjoying the fresh sea breeze!
If you are interested in the Athenian nightlife entertainment, all the summer clubs and most of the live music stages are at the coastline.
If you stay in the area, you definitely have to visit the recently inaugurated Stavros Niarchos Foundation, with the botanical garden, the National Opera and the National Library. Its innovative architecture lists it between the modern cultural miracles worldwide!
Banks, pharmacies, bakeries, fast foods, restaurants and supermarkets are also approachable on foot.

Payment & Cancellation Terms
- If you want to make a reservation for any of our properties, you have to pay 20% of the total cost as a deposit.
- This deposit is non-refundable.
- We accept PayPal , Bank transfer and cash. Pay Pal or Bank transfer charges are paid by the customer .
- The pay off must be done until 30 days before your arrival via PayPal or Bank Transfer. Your reservation is automatically cancelled if we do not receive payment of the remaining amount, until 30 days before your arrival date, unless you have informed us by email that you wish to pay in cash .
- Alternatively you can pay in cash upon arrival.
- Alteration of the dates of the reservation is possible, as long as there is availability for your new dates. If different pricing is applied on your new dates, we will adapt the total cost accordingly.
- Please note that babies less than 1 year old can stay in our accommodation free of charge and in most cases we can provide you for free a baby cot. Please check with us prior to a booking , if the accommodation that you are looking for, is suitable for a baby.
- Every kid older than 12 months is considered as an extra guest. We offer special discounts for Families with 3+ kids.
- If extra guests (other than the one you have already paid) show up upon your arrival , they will be charged the cost of an extra guest.
- No refunds for cancellation within the last 30 days from the date that your reservation starts.
- If you cancel until 31 days prior to your arrival date, you will get refunded whatever amount you have already paid, but not the 20% deposit which is non-refundable.
